How does it work?
It all starts with an initial telephone conversation to establish if we can assist you with what you are looking for. We work with you no matter which city or town you live in and no matter which city you prefer to buy in.
Once you have established that P16 Coaching is the right service for you we help you with a step-by-step process to build a portfolio. We help you with the intellectual and back-office support while you do the ground work. This provides an ideal way for you to learn the wealth building process.


STEP 1: STRAGEY FORMULATION
We meetup with you and do an initial fact find about you. We help you to devise a property wealth action plan by taking into account your investment goals, preferences and financial situation while guiding you to set up the right.
- Mortgage structure and obtain a pre-approval.

For SMSF investors we help you to ensure the property purchase is supported by your current SMSF investment strategy. If the SMSF trust deed or strategy requires updating, we can assist you. This ensure you are not penalised during your SMSF audit.
You will have support of a licenced financial planner, a mortgage broker and a tax investment advisor in the process.

STEP 2: RESEARCH
We provide you with tools and impart skills so you can conduct market analysis and prepare a short list of high returning suburb.
Alternatively, we can do the research on your behalf and provide you a list of suburbs to consider.
Our methodology is based on a quantitative approach.

- collecting economic and financial data

STEP 3: IMPLIMENTATION
Now that your wealth structure is set up and you have a list of growth suburbs, you are on your way to look for an ideal property to match your investment strategy.
Your role is to :
- Short list the advertised properties using popular online portals such as real estate.com.
- Develop relationships with selling Agent for pre and off market opportunities.
- Conduct initial due diligence of location and assess potential in the property.
- Conduct physical inspection of selected properties. (If you are not able to conduct inspections, we can help for an additional fee)
- Negotiate a successful contract/bid.
Our role is to coach you on:
- Buying process, no matter where you are buying in Australia.
- Ways to get access to off market and pre market properties.
- Identifying risks and potentials in the properties.
- Matching a property to your strategies.
- Identifying risks and potentials in the properties.
- Market appraisals and value assessment.
- Conducting due diligence and inspections
- Negotiation price and conditions in the contract to your benefit .
- Ways of getting the most out of your settlement agent.


STEP 4 CONSOLIDATION:
We help you to be settlement ready and once the settlement occurs, we setup risk minimisation strategies while linking you with a list of trusted service providers to protect your investment.
Our role is to supervise you while you:
- obtain a depreciation schedule .
- Lodge tax variation
- Get appropriate insurances, including personal insurances.
- Select a property manager
- Put an investment care process in place.
We help you a complimentary annual portfolio review where we look at your capital growth position and rent on your entire portfolio to ensure you are optimising your cashflow and tax while utilising your equity effectively to build wealth further.

Yes, we are qualified property investment advisors.
If you have a specific matter to discuss we can help. Many of our clients ask us for advice on matters they are not confident on.
For example, strategy selection matters, refinancing matters, SMSF matters, fine tuning/reviewing your portfolio, removing a property from your portfolio, etc. We may work with a licensed financial planner, tax agent and a mortgage broker before helping you.

Our all-inclusive fee starts from $8,000 plus GST and we coach you from start to finish, until you have bought a property.
We teach you how to research using data to short list high performing suburbs.
Other coaching helps you to set up your individual financial, tax and mortgage strategies, conduct your own appraisals, negotiate contracts and conduct due-diligence.
Up to 10 hours of one-on-one coaching is provided for a year while you are buying a property.
Our fees are tax deductible. (conditions apply). So, the after-tax cost could be as little as $5,000.
Monthly payment plans are also available and with just $2000 upfront payment, there is no reason now to not get professional help while buying your next property.
